Understanding New Construction Roofing

Building a new home requires close synchronization between framing, roofing, and siding trades to ensure the building envelope is sealed as quickly as possible. The roofing phase — often referred to as "drying-in" — is the critical milestone that allows indoor trades (plumbing, electrical, and drywall) to begin their work. If the roof deck is left exposed to rain or snow, moisture can penetrate the plywood sheathing, leading to mold and wood swelling.

At Principal Roofing, we coordinate closely with general contractors and site supervisors. We inspect the wood roof deck for structural alignments and nail spacing before starting the installation. We immediately roll out synthetic underlayment and self-adhering membranes (ice and water shield) over the deck, rendering the structure waterproof. We then complete the installation of valleys, step flashings, ridge vents, and architectural shingles in compliance with Ontario building codes.

Steps in New Construction Roofing Integration:

  • Framing Inspection: We verify that trusses are properly aligned and that sheathing joints are secure.
  • Immediate Dry-In: Synthetic barrier sheets are applied to seal the sheathing from the weather.
  • Ventilation Configuration: We cut ridge vents and calculate attic air intake requirements to meet building code ventilation standards.
  • Flashing Integrity: Step flashing, lead boots around pipes, and metal valley liners are installed to prevent water entry.
